Sunrise Point
Meticulously clean, spacious, 3 BR, five bed, 2.5 BA, Newport County waterfront home that sits thirty feet from the water's edge in the revitalized community of Island Park, Portsmouth, RI.
Enjoy visiting nearby Newport, Bristol, and beyond (Providence, Cape Cod, Boston, Nantucket, Martha's Vineyard). Or relax, cook/BBQ, kayak, swim, and bike (bring your own) at/nearby the house. Or walk, or drive 1-3 minutes, to the waterfront restaurants such as Localz's, 15 Point Road, Flo's famous Clam Shack (seasonal), Schultzy"s (seasonal), and Sunset Cove with its waterfront concerts/activities and last venue for Jimmy Buffet. In the same proximity, enjoy breakfast/lunch at 501 Graciano's , and the food/Beer Gardens of Tremblay's and Schooners, and entertainment/food at Blue Anchor.
Back at the house, enjoy panoramic waterfront views that impart a cruise-like atmosphere from the main living areas and bedrooms as well as from the large deck and patio area. The huge deck has several comfortable seating areas including a cluster of cushioned Adirondack chairs and a cozy nook with a large dining table/seating and umbrella.. The patio area has cushioned settees and a new 27 inch stainless steel Solo fire pit (heat resistant gloves, poker, and starter bundle of kindling are provided). A gas grill is located steps from the deck and the glass slider into dining area (a replacement propane tank is provided). A second set of deck stairs allows easy accessibility to hanging Kayak racks and the beach stairs/kayak ramp.
The front door entry foyer leads to the garage, a stylish 1/2 bath, and a spacious closet. The kitchen is fully equipped with loads of dishes, eating utensils and serving items, an assortment of glasses for all occasions, and pots/pans including lobster pots and roasters. There is a stainless steel gas stove/oven, dishwasher, and refrigerator and small appliances such as a 12 cup coffee maker, blender, waffle maker, toaster oven, and can opener. We provide a starter/basic supply of spices, coffee filters, dinner napkins, paper towels, dish and dish washer detergent, liquid hand soap and sanitizer, trash bags, cleaning supplies, and kitchen linens. If you have a special request, we will try to accommodate you if given some notice.
Between the kitchen and the dining area, there is an island which is great for serving meals and appetizers. The dining area has a large table with ample seating and beautiful waterfront views through the glass slider which opens to the large deck allowing easy access to the gas grill just around the corner, down four deck stairs.
The living room is very spacious with a flat screen TV and two sofas that each have two manually operated recliners at each end. Four recliners! It is tastefully decorated with a separate seating area in an alcove that could be used for working from home. The dining area and living room have mini-split A/C.
All the bedrooms are on the second floor and have mini-split ACs in each controlled by the occupant, allowing individual adjustment. The Prime bedroom contains a queen and a twin bed with his/her closets. Bedroom number two contains a queen bed and a walk in closet. Bedroom number three contains two double beds and a walk in closet. Each bedroom contains a desk/vanity with stool, dresser/bureau, two chairs, a flat screen TV, clock radio, charging station, and room darkening drapes/blinds. All linens are provided. We are obsessive about cleanliness and have three plus sheet/blanket/comforter/quilt sets for each bed ensuring top to bottom changes between guests.
There is a spacious bathroom upstairs with access from the hallway that contains a shower/bathtub, toilet, and vanity sink. It also contains a full size washer and dryer behind folding doors. There is a second bathroom with shower, toilet, and vanity off the Primary bedroom. We provide an iron and ironing board, two hair dryers, non-slip mats, bath towels/hand towels/facecloths/bath mats, and basic starter supplies of shampoo, conditioner, body wash, liquid hand soap, clothes detergent, and toilet paper.
The garage has been configured as a three-season room and is usually comfortable May to Oct. It contains a 6 ft. pool table and soccer ball table. There are many books and games, lawn games, beach chairs/towels/blankets, a small beach umbrella, child toys, small coolers, and fire pit and kayak accessories. There is room for storing bikes, golf clubs, water sports equipment, etc.
There is off-street parking for at least three cars.
Send out to, or eat in at nearby restaurants all within .6 miles: Graciano's 501 Café, Local Z, 15 Point Road (our favorite), Tremblay's Island Park Bar & Grill, Blue Anchor (live music), Sunset Cove (live music), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Local Z, 15 Point Road, Flo's, Sunset Cove, and Schulzy's have seating areas that directly overlook the water.
The home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds if needed.
Kayaks, paddles, and PFDs are available May-October with signed waivers for each participant. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. View many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking).
If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away.
Acceptance and confirmation of reservation is contingent on payment and return of a signed Lease Agreement and Pet Addendum, if applicable. One small dog under 35 pounds may be allowed contingent on approval of host.
No smoking. No events. Please contact host BEFORE booking if you travel with a pet or intend to have additional invitees to the property.
Host is usually personally available to answer questions and resolve issues. When not available, there are several contact persons to assist guests.

CASINO: Nearby Tiverton...easy, easy access.
BEACHES: Local beaches are within .6 mi. and, within a reasonable drive, there is a low surf family beach (Sandy Point) and the surf beaches of Easton's(Newport) and 2nd and 3rd (Middletown).
GOLFING: Montaup and Green Valley (Portsmouth) and Newport National Golf Club and many more a short drive to West Bay.
POLO: Glenn Farm (Portsmouth).
TENNIS: Portsmouth High and visit the Tennis Hall of Fame (Newport);
MANSIONS: Breakers, Marble House, Doris Duke's Rough Point and too many more to list.
WATERFRONT ACTIVITIES: Sailing, yachting, fishing charters from Newport, the famous Cliff Walk, the '12 mile Drive', and so much more.

There are very few places in RI that will take you more than 50 min., many 20-30 min. Enjoy various parks (Colt State and Ocean Drive for views and kite flying);, hiking at Fort Barton (Tiverton); bird watching (Middletown); beaches for walking, shell picking, wind surfing, and surf boarding; boats to rent; charters for deep sea fishing; cruises to see lighthouses and seals; museums and historic sites such as Touro Synagogue . Explore Providence with its fine restaurants, nightlife, and special events such as Waterfire on select nights. Take a ferry to Block Island. And don't forget Massachusetts! Take a ferry to Martha's Vineyard or Nantucket. Drive to Boston with its Art and Science Museums, the Kennedy Library, Great North Church and endless array of historic sites. Travel to Cape Cod for a day...so doable particularly during the week.
